Setbacks:

Front yard—40 feet

Rear yard—20 feet

Side yards—25 feet

Due to steep topography the minimum front yard setback for affected lots in Block 2 is 20 feet.

B.

Maximum building height:

2½ stories or 35 feet whichever is less.

C.

Lot coverage by buildings—20 percent.
